Hot water only at kitchen tap and radiators

Anonymous user 09/03/2024 - 3.05 PM

I have recently started having an issue a little while after changing the kitchen sink tap. I get boiling hot water at the new sink tap, and all the radiators work perfectly and heat up straight away (new build), however the water to the downstairs toilet basin and upstairs bathroom basin, shower and bath are all warm at best. I have tried bleeding the radiators and repressurising the boiler, resetting the boiler, upping the settings on the boiler to the highest options to no avail. I believe it may be an issue with the mixer valve under the kitchen sink which goes to the rest of the house, as when touching the outlet pipe it feels like the water leaving it is only luke warm despite being hot when going in. But would like to hear if there is something I am missing before calling someone out and going through potential unnecessary expense. Thanks in advance!

Are you a tradesperson and able to answer this question?

the valve under sink is a thermostatic blending valve, its a safety feature to stop scalding,on most of them you can change setting to increase temperature.

Yes it sounds like it it you mixer needs adjusting or replacing as if the sink tap comes off before the mixer and taps after it are warm.it can only be that

Seems odd to pipe up the water outlets like this but yes you should replace the mixer valve if the hot water outlet to the rest of the plumbing system is fed by this mixer valve. Shut off the stop tap, drain the system and have a new mixer valve fitted. I v only seen this type of setup in supported living accommodation to aid vulnerable tenants from scorching themselves. Hope this helps guys best wishes

Hi, the radiators and hot water are separate entities, even although heated by the same boiler, ttey work independently of each other, water pressure is only indicating the pressure of the central heating system and nothing to do with hot water.. You have answered your own question really, it seems like the kitchen tap is bypassing your blender valve under the sink that you say supplies the rest of your home, it is likely that this blender has been set too low. It can be adjusted, there is usually an hex key adjustment under a plastic cap that can be unscrewed to give access to it. Be careful not to adjust it too high, its there IAW regs to prevent scalding. Hope this helps.

Yes, the mixer valve needs adjusting. Or, preferably, removing -- they're a modern "health & safety" device designed to fulfil the needs of people who are so dense they don't expect hot water to come out of a hot water tap.
