Flat roof to pitch roof

Hi want to convert my side and rear flat roof extension to pitched roof. What is the first step I need to take ? Do I need to appoint a architect first thing so they can do the drawings and send it to the council to approve ?

We always recommend as a minimum, for peace of mind and to ensure you have the correct and legal paperwork when you do come to sell, that you apply for either Planning Permission /Certificate of Lawful Development to confirm that the proposed works have Planning Permission or meets with the Permitted Development criteria before works commence. Once Planning is approved the Second stage is Building Regulations, applications can be made via the Local Building Regulations Authority / Approved Inspectors. You may require Structural Calculations and details undertaken by a Structural Engineers for the requirements of Building Control Plans can be completed by a competent Architectural Services provider firm / individual.

The sequence of drawings would be that you would need to appoint an architect first. They would draw up proposals. You could then submit for planning permission if you needed it. Then you would appoint a structural engineer who would design the actual roof structure. You will need this when you submit to the council for building warrant approval and so that your builder knows what to build

Hello there, You are right. Contacting an Architect is exactly what you should do. If the new roof can be seen from the road the Planning Dept will want to assess how aesthetically pleasing the new roof will be and what impact it as on the street scene. This could well be permitted development, but must be built in accordance with building regulations. You will need as a minimum outline drawings to prove it will be allowed under permitted development by checking with your local council planning services department. You then have the option of full plans building regulation approval or building under building notices without full plans.
