Roof just been redone but doesn’t look water tight. Need advice please.

Hello, We are in the process of buying a property. The agreement with the seller was to make it water tight before we complete the purchase. We went to view the work today and had some concerns. The tiles do not seem to overlap tight and they have large gaps and are not flush. Is this normal? It seems they have used a something called Klober on the ridge. However, it looks wrong as there is a huge gap downwards to the roof. Is this normal? They have also done some rendering and not filled the gap between the roof and the side of the building, we believe that this is where the current damp is coming through. Should they have filed the gaps between the joint? There are holes in the tiles with daylight coming through and we were told that this doesn’t matter as there is the breathable membrane. But not knowing much I’m sure that there shouldn’t still be holes in the roof?! Any advise much appreciated. Thanks

There shouldn’t be any holes in the roof. If you can see daylight then it’s possible for water to get in. Contact the seller and tell them you want the roof checked again.

Sounds like a bodge job to sell the house get an independent inspection done by someone you hire not associated with the seller in anyway.If you can see any daylight that ain't good

cannot see the property in question so its difficult to say what has been done and if its been done correctly. the ridge system sounds like a dry ridge system which is fine if fitted correctly it allows air flow into your loft area, depending on the type of tile on the roof will depend on the look old clay pan tiles do not fit together that well allowing chinks of daylight to be seen but if fitted correctly they will keep the water out the under felt is there only as a secondary protection and although if fitted correctly it will keep the house dry the roof tiles are your first line of defense and as such should be protecting the roof against the weather the under felt is not there to be used against a bad roofing job but as a back up system as continues water ingress onto the under felt over a prolonged period will cause it to fail all re roofs are now require to be signed of by building control , so if its been redone there should be a paper trail the rendering should be done up to the roof line to seal and again replacing more than 25% of the rendering requires building control to sign it of. would contact the council and ask if there is any paper work really the only thing i can say is get someone in to check everything has been done correctly & be prepared to walk away if unhappy. good luck Alex

This is hard to ascertain from this description. I would get somebody out to do a full roof report. For a small cost you could save thousands. Regards
