Roofing

Moisture under slate tiles and on timber after recent massive heavy down pour

Anonymous user 03/03/2024 - 3.26 PM

Hiya Last week 7th Nov it rained a whole months worth of rain in one day. A few days later when i went in to the loft i could see the big joist was damp and the underside of the tiles were damp on the right side of my roof. The insulation isn't wet so i don't think its a leak dripping as such. I wondered f this might be beacuse of the freak weather and sheer amount of rain or if it indicates there's a problem. Its a 1930's slate roof so pretty old. Ive never had any leaks or issues before and the whole loft floor and insulation is dry

Hi it's sounds like ridge tiles may need resetting high winds and heavy rain will find any cracks or missing pointing , hence why showing ok Perlins, also flashings may need looking at around chimney.

Hi Correct me if I am wrong but it sounds like you don’t have any felt between the slate and the roof as they didn’t use felt in the 1930s. Obviously felt is the secondary barrier needed to stop any rain or moisture blowing in under the slate or tile and is used in all modern construction. My recommendation would be that it is probably time to have the roof redone as if you wish to sell this property at some point this would definitely be an issue.
