Pricing Up An Extension Before Putting An Offer In On A Property

Hello, My family and i have identified a house we would potentially like to buy - it has been lived in by an older couple and needs completely updating. As well as updating we would like to put a single storey extension (something like an orangery) onto the back of the house as well as move some of the internal walls/rooms around downstairs to create a more open plan feel. Without any knowledge of the building/extension trade i wouldn't know where to start as to roughly pricing this up. Ideally i'd like a builder to come to viewing with me, and give me a rough guide price for what the work might entail but i don't even know if this is a thing? What would be the best steps forward as without any knowledge as to the price of the work required, i don't want to put an offer on the house if it's going to take us over our top end budget? Thanks in advance and apologies for the lack of knowledge. Chris

Hi Chris Fixed costs for construction works can only be gained by detailed architectural and engineers drawings however I often attend properties with potential buyers and most experienced builders can give a good indication of costs inclusive of a drawing package and build control certification in order for the buyer to make an informed decision. What is most helpful also is the estate agents floor plan.

Hi Chris, This is definitely something that a reputable building firm would offer as a service, either in person or via email, sometimes free and sometimes chargeable depending on the level of advice / detail of quote required etc. Some firms will not make a site visit until contracts have at least exchanged. Our own policy (if it is at pre-bid stage) is to have a quick call to understand a client's requirements, go through the floor plans and issue a pretty accurate estimate based on the discussion. Should the purchase make sense for a client budget-wise and the purchase is successful then we issue a fully detailed quote prior to completion so that the project is ready to go as soon as you pick the keys up.
