Feasable To Build a 3 story extension 1 at a time to spread the cost

Anonymous user 23/02/2024 - 3.27 PM

We are looking to buy our 'forever home' which has space for a large rear extension to bring it in line with the other properties either side. The vision we have for the property would see this over 3 levels (ground, 1st and 2nd), with requirement for the ground floor extension a must as the kitchen is very small and needs a refirb anyway. With this in mind I wonder if anyone has seen build by design which sees the ground floor finished and then purhaps the 2 floors above completed a year or so later... as we simply couldn't afford to do it all at once sadly. Any help would be appreciated.

Are you a tradesperson and able to answer this question?

Hi, you can build the first storey and make it ready for the other two storeys to build on top later. You will still need to put a roof on this so the project is complete and water tight. You can opt for a cost affective option which most likely will be 3 later felt. Alternatively you can have the entire outside shell built all 3 floors and roof complete and leave the interior to be completed later, this is a more sound method of build. Either way you will need to find out from your council on the length of time given for the build, the costs And fees involved doing it in stages. Stages; - shell -plumbing & electrics -rendering and plastering -internal finishes.

Hi Possibly yes The engineer needs to be aware But the ground floor extension can only be the same storey height as the existing ground floor and the flat roof of the extension must be formed out of ground floor joists rather than flat roof joists Once you get to first and second floor additions fire regs and passage of fire/ MOE are important which may impact on the existing layout

hi, a tough question to answer 100% without specification of the project, but yes you can split into stages as long as it is left safe and watertight , it is possible you could reuse some of the temporary roof materials IE trusses, but you will always inherit UN retrievable costs and it will be very difficult to keep your kitchen water tight when the next two stories are constructed at a later date, so the ideal would be to complete the shell , roof, with ideally windows, which would be more cost effective, secure and watertight, also the brickwork will be the same throughout as changing sand, cement, bricklayers, etc could look different two years later

Yes, build the watertight complete shell only over 3 floors. Then finish internals at own pace. Alternatively build the ground only with a parapet style flat roof. Ideally the roof timbers line up with existing 1st floor, with a deeper foundation to allow building off later.
