Hello, I am wondering why I am being quoted about 19k inc vat for a shell of a small, very basic extension, where the research online is pointing more towards 16k inc vat. I am going to do a lot of the work myself so am looking for no electrics, plastering, no plasterboarding, no windows, doors etc are required. Just foundations, walls, roof, guttering. There is no issue with access to site and no lead bearing walls to take out. I am wondering if there is a reason why it could be so high? The initial estimates were not even close to such high price and I am given no reason as to why it is so high. Any advice highly appreciated!

Without seeing the job to determine access ,storage of spoil /materials etc and the depth/complexity of the foundations, wall structure, roof structure etc, materials to be used, it is difficult to quantify . If in doubt obtain further quotes (also advisable) for the same specification as the one you already have, then you will know if it is reasonable or not.

I would recommend you have at least 2/3 quotes to compare. Just because someone quotes less than other builders doesn’t mean you should automatically accept them. You need to do your research on there previous work and recommendations. Every builder will quote differently based on how they see the job .

It might be location also if it’s to be made from London stock brick which can push the price higher.
