Rear extension wall is directly backing on the earth from raised garden causing dampness

Awaiting moderation Extensions How to fix dampness arising from a rear wall built against the earth Hi, We are in the process of purchasing a house, however the surveyor's report highlighted a problem of the rear extension of the house. The external ground level to the rear of the rear extension is about 1.5m above the internal floor level. There is a risk therefore of water penetration and high moisture level readings were obtained at the base of the rear wall (3.3m, most likely a cavity wall based on its dimension). The surveyor suggested to lower the rear ground level to 150mm below the internal floor level and build a retaining wall about 1m from the rear wall. What would you recommend to fix the problem please? Thanks

There are many things to consider whay it has damp issue. I could tell you many things you could do but it would not be right. My best advice is to seek a local damproofing specailsit for a quote or opinion. You will get better picture of issues at hand and right course of action. Get two just to compare. Or post a job here is a good start

Your surveyor is correct , take the soil away from the wall and build an earth retaining wall ; that is the very best option. Anything short of that is always at risk of failure at any time . A French drain is the worst possible attempt and must not be considered.

You could always form a french drain. Form a gulley around 100mm wide, take the gulley back down to earth and fill with 10mm P shingle. This will form a natural soak away for any water and shouldn’t sit against the wall. Might not look the best but very effective

Hi,the surveyors suggestion is the best 'belt & braces' option,but don't forget to factor in the cost of the tanking system to the interior wall surface. Good luck with the purchase.
