porch and driveway

i would like a porch built and driveway done. i have done some research and realise i would need planning permission because the porch floor area is going to be slightly bigger than 3 square metres. i have started an application with the local authority for planning permisson and am confused in what i need to do. The application is asking for lots of evidence and i need some advice in how i can provide this. do i need an architect?

It sounds like you are going to need a set of drawings done to show what your house looks like now and another set to show what it will look like after you have built the porch. You will also need various other bits of documentation such as design and access statements and block and location plans etc. All this can be done for you by an architectural professional or if you can do scale drawings then you could do it yourself. As for the driveway, assuming this is an existing driveway and you are using a new porous or permeable surface, this should be ok under permitted development, but best idea is to check with the local planning department. Yes, as the proposed porch is larger than the Permitted Development allowance you will need a set of drawings created by an Architect and they will be best placed to make the submission on your behalf and deal with any details and negotiations with the case officer that gets appointed. Hello! You'd need someone who has done a similar work before. You would also need some plans for the porch and an architect or an architectural designer could help you with that too. The fee for a job like this won't be that much and the professional support would save you a lot of time.
