Neighbour’s conservatory burying against wall - possible damp
Anonymous user 28/02/2024 - 3.45 PM
Hi there, Our neighbour’s conservatory butts right up against our house. The guttering should I say. At the end of the guttering, where it runs to the end of the conservatory roof against the building wall, there are layers of sealant etc. from previous owners. Sadly I can’t submit pictures, but essentially what I need is a ‘blob’ of sealant to go in the end of the gutter and above to seal the wall, guttering end etc. against any water over spilling the guttering and running down the building wall. Does anyone have any ideas?
Are you a tradesperson and able to answer this question?

This is a tricky one, your neighbours conservatory was built too close to your house wall, the installer probably forgot to allow for the projection of the guttering when it was set out. It may also be possible that the falls on the guttering are incorrect thereby creating an overspill situation during heavy rain.
Normally if guttering is installed to correct falls to the rainwater pipe overspill would not occur. It seems that previous owners have had a problem and have used sealant to try and remedy. The best way forward is to check the falls are correct. Perhaps a deaper gutter may help.

Unfortunately it sounds like this has been blobbed over and over, essentially it needs to be capped off by purchasing a part or if a part isn’t available making a part to fit, this needs to be fitted and sealed using the correct sealant so it’s longer lasting against all weather conditions.
It won’t only look kinder to the eye by doing this, it will also eradicate the issues with the leaking and damp as long as there are no other issues with the roof.

you could purchase brick seal and brush onto the render/brickwork to waterproof area
can downpipe be fitted to divert rainwater or could you install a hopper
hope this helps

There could be a few reasons why your getting a damp problem..
The gutter is shy of the wall.
The rubber seals on the gutter joints have broken down or the guttering is blocked, it may also require some lead diverting the water from end of roof into the guttering.
Hope this helps
