Loft Conversion

Hello, I am looking to buy a house however there is only 1 small storage cupboard therefore looking to utilise the loft space.... It would eventually be a loft conversion however unsure of costings so if I can use it as a storage area just now that would be ideal (i.e. Insulated and floored but leave a staircase until later). There are 2 loft hatches, one of either side of the property however you can't get into the loft space. There are horizontal beams around 6 inches above both hatch entrances. The outside roof has been redone but the timber beams look like original beams. House is around 100 years old. Question is, could we use the loft space even though the horizontal beams are raised above the hatch height? Can the beams be cut to allow entrance via the hatch? Would the flooring go ontop of the raised beams?

Before cutting any timber work you need to now if it's structural, and what it's job is in the roof. Best thing is to contact a structural engineer.

It is impossible to answer this question without carrying out a full survey so I would recommend that you invite an engineer or other specialist in to have a look at the work you need doing. Most people quote for free so there is no harm in picking up the phone and talking to someone local to you to see if they might be able to assist.

The horizontal beam is called a purlin, this has the loading from the rafters which in turn are supporting the weight of roof covering ie slates tiles etc, The only person to help is the structural engineer as mentioned in the first answer.
