Overboarding artex coated concrete ceilings containing white asbestos

Anonymous user 03/03/2024 - 3.24 PM

Hi. I live in a flat that has artex coated ceiling containing white asbestos. The artex is applied to concrete ceilings. I am thinking to overboard the ceilings using plasterboards directly over the artex due to low ceiling heights. Can anyone advise if this can be achieved, how long it take and how much would it normally cost. Thanks

Are you a tradesperson and able to answer this question?

Do not overboard it as you will disturb the asbestos, you will have to get a specialist contractor in to do it. You could possibly skim rite over the artex but don’t scrape it.

No you can not overboard the current ceiling, as it would cause a disturbance to the Artex ( this is due to drilling into the ceiling to fix plasterboard which would cause asbestos dust). I would highly recommended that an asbestos certified company to come in and remove the Artex is a safe and controlled manner. (white asbestos is the least harmful, and can be removed and worked on without a asbestos removal license if treated correctly) This is why I would recommend a couple coats of SBR adhesive which will seal the Artex and then apply a bonding coat and then apply a skim coat of plaster. Personally it would be difficult to provided estimated costs due to not knowing the size of the ceiling.

As the previous guys have said can’t overboard it as it disturb the artex. Get a specialist to come in and evaluate the situation.

You will only overboard the ceiling by fixing a false ceiling as you will not get fixings directly onto a concrete ceiling... as suggested maybe a pva over Artex and scim would be your best solution. As regards the asbestos there was 2% asbestos per bag so not as dangerous as everyone thinks although that’s not to say it should be treated without care .

Ha . So many ill informed answers. You cant overboard artex on concrete ceilings as you would be putting up to a 150.kg of plaster amd plasterboard onto 2 mm of artex so if you dont want a broken neck 1 night you are best either plastering straight over (easy) or creating a false ceiling using wood or metal track. DO NOT dot and dab over. 25 years plastering and NEVER DONE IT
