Bricklaying & Repointing

Advise on cracks in brickwork

Anonymous user 03/03/2024 - 3.24 PM

I have found that there are thin hairline cracks in the brickwork and mortar from the top of my French doors to the bottom of the window above. The cracks run through the mortar and bricks themselves. I have only noticed this due to having problems with the window above. In that the window closes, but the handle will not pull down fully. The house was built in approx 2007 and has a large lean to structure on it. This is a wooden frame with a plastic roof. A builder on this website fitted this, the timber is screwed direct to the wall. I do not believe that there are expansion, or control joints None of the bricks appear to have dropped and still seem aligned. Although I live in a terraced house, there are expansion joints between my house and the attached house. Any help is appreciated

Are you a tradesperson and able to answer this question?

Regardless of age, Movement in structures is always possible. The cracked brick s are irreparable but instead of simply engaging a builder to replace them you must think about the fact that this could happen again and whilst making the repair s install a movement joint too

Sounds like a foundation issue to me without seeing pictures of the current state of work or issue
