Leaking chimney
Anonymous user 03/03/2024 - 3.23 PM
We had our chimney re capped by a roofer found on here recently. It had never leaked just a draft. During heavy rain water came down chimney. He returned to fix a crack. The chimney then leaked again but he says he won’t come back as there has been rain in between. How do we know what is causing the leak and who can we ask to fix it?
Are you a tradesperson and able to answer this question?

Okay if he capped your chimney and it leaked without any rain after he came back to repair a crack which he should had done when capping this it is because chimney likes to breath AKA it’s sweating on the inside you need an air brick or two at the bottom and at the top it’s never a good idea to completely seal off the chimney.
If possible you want the fire place inside left open again to allow air to flow but at a minimal you want some air bricks at the bottom and top.
Hope you get this resolved - He clearly hasn’t got a clue “it ain’t rained so cant be leaking” honestly got me in stitches roofing 1.01 is learning about roofs needing ventilation otherwise they sweat out like we would if we were sealed off in a room on a hot day without any air flow...

Leaks are quite tricky but if you are sure that water is coming down the chimney then the flashing/soakers must be checked, has it been capped correctly? have you had any photographic evidence from your previous roofer? The best and only way is to find a roofer here with a large amount of positive feedback (at least 50), if possible 100% positive. It needs to be looked at. I hope this helps, good luck.

I agree with all the answers. Ventilation is the key. Same as cavity wall/loft insulation , if you dont fit roof vents, your going to have condensation issues.
The chimney could still have issues , ie flashings, soakers, pointing or sagging underfelt, which all should of been checked. Our roofer sounds like a chancer
