Dormer loft roof leak, what is builder responsibility

In May 2016 I had a whole house renovation of my Victorian terrace house here in South Manchester, including new dormer, and whole new roof all done by the same builder's company. The first roof was not fit for purpose and in Sept.2016 the builder had 2 more roofers come, one redid the the roof and the other whatever it is under the dormer that needs waterproofing, sorry I can't remember what it's called. I have had 2 leaks in 2017 and 2018 but they were small and unfortunately I ignored them. Now since last Tuesday I have had 7 leaks on the dormer side and I have spoken to the builder once last week, Monday of this week and today. He tells me the roofer is busy and will ring me when he's free, meanwhile I'm left with a leaking roof and no idea when the work will be done. The builder told me I had a year guarantee for the work for the whole house, and this was not put in writing. This was another mistake I made. I do have all building control documents for the dormer, does this include the roof as passed a fit? I'm wondering what my options are if the builder doesn't sort the roofer to come. He told me today he'd give me the roofer's tele.no. but it's not been sent. Any help and suggestions very welcome. Michele

As a good builder he should ohner his guarantees that he provides regardless if the guarantee is nearing the end also I would imagine that the roofer would also guarantee his workmanship to the builder that he works for unfortunately that you don't have any gaureentee in writing you don't really have a leg to stand on but myself personally would come back and rectifie this issue should this been any fault of mine or my subcontracted workers.also sounds like there has been something incorrectly installed as a new roof should not be leaking in the first place

Post a job on mybuilder.com and get a proper professional roofer out. Never let “builders” build your roof that it’s own trade and should be done by competent roofers not general builders. If he saying you only had a year guarantee but there no writing to prove or disprove this then your options are very limited. If it was me personally I’ll cut my loses there and get a proper roofing company out off mybuilder.com they probably haven’t put the soakers in properly or flashing I’d imagine. It’s likely they haven’t wield the corners of the lead too and just snipped and soaker them this works but in extreme weather conditions can let water into the property. 1 year guarantee is pathetic all new roofs should be guaranteed for minimal 15/20 years and a good guarantee is over 25 years but these are normally insurance backed and your pay extra for this sort of guarantee. the builder, if you contracted him to do all the work, is responsible for the repairs of his sub contractors and it is not your responsibility to chase the roofer. Tell your builder to fix it or face further action. The law would not accept a one year guarantee. Will

A Builder should keep the guarantee simple. He is responsible for all work done by his subcontractors and his contract should be written and clear stating his term of cover. Being vague can work both ways
