builders written gaurantee or warranties for the work

I need a good builder that can offer a written gaurantee or warranties for the work as my freeholder has insisted on this. Is this easy to find from a builder? My current quote can not supply this. Thanks, John

If the work has been done using the correct materials and installed the right way there should be no problem in giving a written guaranttee that everything should stay as it is for a certain amount of time i.e type of work involved, roofing etc. If its internal and structural it should be signed off by building inspector during course of work. Thus giving you the guarantee it's all been done correctly.
A competent tradesman should offer you necessary written guarantee.

I would think any company that cannot guarantee their own work is not a company that should be trusted. A guarantee whether it be verbal or in writing is not an issue for a good builder who has faith in what they do. Most companies will give 1 year workmanship guarantee as standard and if there is a requirement for an extended guarantee an additional cost may apply.

There is no reason why any good tradesperson and company can not offer you a guarantee on the work completed for X amount of time. If there is ever an issue with any work I have ever done, luckily none yet, I would always return to rectify at my expense given a reasonable amount of time since the work was carried out. If the work has been done correctly using the right materials then any trade should be confident in their work.

Warranties are usually for 12 months. Longer warranties/ guarantees are usually insurance backed and can be provided at a premium, which is generally what the insurance company quotes plus overheads and profits.
