How can I remodel to make a bathroom bigger?

We are buying a house that has an upstairs bathroom which is 4'3" by 7'3" (absolutely tiny). We want to make it wider but have no idea if it is even possible with the layout and stairs the way it is at the moment. The floor plans are here so you can see what I mean: https://bit.ly/30QAl0B Is there absolutely anything we can do? Would it be reasonable to take a builder round for a viewing before we exchange for ideas and a quote? Thanks!

Hello louanne_20,
I have taken a look at the floor plans you have provided and have came up with three possible solutions for you which keep the existing three bedrooms, which is obviously a requirement for yourself not to mention a future selling point.
The first option would be to loose some of the space in the existing master bedroom and extend the bathroom into there. I estimate the bathroom is currently 1.8 x 1.2m so unfortunately the small width would remain however you could increase the length to roughly 2.7 metres to gain additional space. The downside to this is the loss of space in the master bedroom which would be approximately 1 x 1.2m.
The second option is to keep the bathroom as it is and remove the bathtub. A large walk in shower at the end furthest from the door would look smart and with glass panels, make the space appear bigger than it is.
Finally the third option would be to remove the bathroom from the first floor altogether and in its' space install a staircase which could lead to a converted loft space. This is very much dependent on the current roof pitch and construction though as the eaves height along with other factors would need to be considered. In the converted loft space you may find you could even gain an additional room as well as a bathroom or you may choose to relocate an existing bedroom up there instead and keep the bathroom on the first floor in its' place.
I hope those ideas have given you some food for thought. As for who you invite around to the property for a viewing before purchasing, this would be entirely based upon which concept you choose:
Extending a bathroom,if the walls are timber studs a carpenter and plumber.
Re modelling the existing bathroom, just a plumber.
Building a loft conversion, either a planning application specialist like myself or a design and build specialist loft conversion company who could take care of the entire project for you themselves with (usually) a fixed price for the job.

My personal experience in changing property’s internally would be to get three quotes from different builders to help you do not discuss quotas with either company add 20% on the quotation as they always go over budget as for the unseen that’s where they go over budget
