Building over inspection chamber
Anonymous user 03/03/2024 - 3.23 PM
We have a brick garage on our house which was built before we moved in. The inspection chamber cover (assume for foul waste) is inside the garage. We are considering a garage conversion, just ground floor to make it into a useable room. Door into the house, new roof, floor, brick and window front etc. Would it be an issue with building regs building over this? What if we made it somehow still accessible Tia

Hi,
As far as I’m aware, a special sealed access panel will have to be implemented to allow access in case of a problem.
Dependant on exactly what’s in there, they can sometimes be moved, but may cost quite a bit to do this.
Look at double sealed recessed access manholes.
I hope someone else can add to this!
Kind regards,

You have to make it accessible. Also you have to use a sealed manhole cover. Hope this helps.

Like another answer said already ,a sealed manhole with recessed top to take whatever floor covering wil work , however make sure the drain is not shared with neighbours main or you will need regs and water authority approval

Hi
You would need to put a new one out side of the property if there isn’t one already, then you can get rid of it.

Must have access to the manhole, in case of issues. Two options
1 - use a sealed manhole cover
2- move the manhole outside the property ( costly option )

Safest option going forward is to move it outside. As the others have said you could put an airtight cover on it but in the event the drain ever blocked up would you want drains being unblocked full of who knows what inside your nice new room.
