Roofers may have damaged neighbours roof

Anonymous user 23/02/2024 - 3.24 PM

I've just had the roof repaired on my recently purchased, 100-year old terraced town house, the works for which were organised by my builder. My neighbour's landlord has now contacted me to say that since completion of the roof works, their property now has a damp patch in one of the bedrooms which adjoins the party wall. Photographic evidence (seen on social media) taken by the roofer my builder employed would suggest they did not breach the 'party wall' section of the roof but my neighbour is insistent. How do we resolve this?

Are you a tradesperson and able to answer this question?

I would get the neighbour & the roofer to meet on site and explaine whot work was carried out to find the problem.

A damp patch should indicate a small leak. Ask your roofer to inspect it shouldn't be much and it will keep all parties happy.

It could be suggest they may have. However not knowing what you roofer/builder has done I can’t Ascertain that this has happened. There are a couple of self checks that can be done prior. On both party’s sides of the wall gain access to the space and get some good quality photos as well as a full physical inspection or the repair and the damp sections. Touch sight and smell will give you some good early indicators. Once this as been done, and you have a report that can be feed back to the builder for further advice as well as a plan going forward.

Hi there the roofer who carried out your work should of went in the party wall of both property’s as If he has not gone in between both properties water will get in to the next adjoining house as it’s common practice that us roofers carry out to stop this happening also he should of installed a hidden gutter in the party wall even if it is slate or tiles this will prevent any further damage from rain
