How to extend a house on a stepped garden?

We would like to extend across the full width of the back of our house to provide a bigger kitchen and replace an ugly sunroom and decking. We want a full width extension about 10m x 4 m but have absolutely no idea of the type of foundation or costs for this project. Currently the garden is stepped so we know that we would need to have some sort of foundation built to support the extension. We are also completely open to design styles but ideally want to use as much glass as possible. Currently the two windows on the right are a small kitchen and utility room that we want to knock together when we extend. The glass sunroom and decking on the left are to be completely removed and replaced with the extension. Our budget is quite limited so we plan on getting the work done in stages if needed. We would love to hear any trades persons ideas on how best to proceed on a budget or photos of work that they have done for inspiration. Thanks Sarah

As I don't know your internal layout. the best use of space to limit height of extension would be to lower the kitchen and have a small staircase to one end OR middle (not best position)Then the rear extension wall could have a M design (double gable)glass infill,so that when still standing on the higher level you can still look out without looking down to the view. creating a mezzanine/ sunken kitchen/breakfast/dining area. you would under pin the existing house which would cheaper than building a new wall higher to the rear and having to then have more steps down outside on the landscaping,giving everything a better flow through the building.

There are several issues, however the main one i feel will be that you wish to do the work in stages, this will not only cost significantly more but you may find conflicts between different companies. The foundations are not a problem and we have a bespoke solution to those. My best advice would be do all the work in one go.

The work sounds pretty straightforward but seems you need a quote specifically showing the cost for each stage of the project. So long as you use the same company for each stage and work together honestly and be realistic about the dates for the work to be carried out, shouldn't be a problem. The builder can work elsewhere until your ready to proceed. Will take some planning together but no reason the price can't be broken down into stages

Hi Sarah, Your idea is simple in Construction terms. We have done a couple where the clients had limited funds and wanted to do it in stages. My advise would be to allow in your budget to get it water tight. As your project is on a slope I’d go with a block and beam floor, saves on backfill and is quickly installed. Try to avoid steps between rooms unless their is no other option. 40m2 base price.
