A Building Regulations application is required to be submitted to the local authority before works start and to inspect work as it progresses.

The best thing to do is contact your Local Building Control and ask them.

Just call the building regs office and they will tell you if you need building regs on the project but I’m sure it will be classed as a lean too so I think you won’t need them

Building regulations will be required as the extension will be connected to the main house, disregarding whether the extension is to be used for habitation or not, this wouldn't be the case if the structure was free standing, if your looking to save money & you have an Experienced Competent Builder the builder could work under a (Building Notice) which would save you employing someone ie an architect to fill out a building regulation application for you ! however you may still need a structural engineer for any uncommon elements of the build that don't come with there own calculations or common calculations ie steels Best Regards Jonathan Hartwell

Building control will need to be consulted and involved during the project to carry out mandatory inspections of the foundation excavations, footings etc as well as any drainage connections necessary. As a client it’s also a good quality control measure for yourself to know that your builder has provided you with a quality build.
