Hardwood vs Modern Vinyl vs Laminate

What type of floor is most practical for residential property (area is around 82 m2) with two kids in block of flat in East London. Looking for something durable plus premium looking as we are looking to sell flat in 4-5 years. Current flooring is rather old worn out laminate (if it matters)

I would go for a descent lvt click it looks as good as laminate and is water resistant and no need for beading around the edge. The stick down version is also good but the floor needs to be very good as it’s only thin.

I would go for Quickstep laminate flooring,hard wearing will outlast the stick down laminate flooring.

Carlene is very durable type of hardwearing water proof type of Vynl and comes in a range of colours and textures glued doepwn no need for trims just a nice thin mastic seal

I would recommend engineered flooring it’s a cross between laminate and hard wood but can be sanded back and re varnished before moving out. Or as a cheaper alternative something along the lines of karndean a type of vinyl flooring
