changing usage of conservatory to kitchen with new insulated tiled and plastrboarded roof

what is the difference in fitting a kitchen into a conservatory which has already been opened into the old kitchen making it open plan, than leaving said kitchen in its original place even though it was open before? we have a major problem with our house buyers their solicitor has advised them not to sign their contract, even though the conservatory is within the permitted house regulations, and we had building regulations sign off the new roof on the conservatory, which meets fire regulations etc , also where the cooker is situated there is more height between ceiling and hob than before, and its nearer the windows for ventilation after all cookers are fitted into static homes which have the same sort of roof we had fitted. are we right or should we move it back to its old position, too close to hall door?

I assume when you say, permitted house regulations, you mean permitted development? You should be able to get a certificate of lawful development from your local Council planning department, particularly if the Building control was signed off by the council. This should satisfy your buyers solicitor as nothing else can be required. Hope this helps

Is the new conservatory roof a solid light weight tiled roof ? If so and it has been passed by building regs there should be no issues May be different if polycarbonate or glass roof

Mostly I agree with the given answer but I would expect a mains wired smoke alarm also it's change of use to kitchen would most likely require building control approval.
