Roof slope gradient
Anonymous user 23/02/2024 - 3.24 PM
We have recently had a new flat roof put on our garage, but we noticed that when it rains there is a small pool of water collecting at the end without fully draining into the gutter. The builder says that he cannot do much about it and that is how it will stay. I am not inclined to agree. Can he fix it? It is a fibreglass coating on it.
Are you a tradesperson and able to answer this question?

Hi sheila
It sounds like the builder should of installed firrings to create more pitch. He may argue that this was not quoted for, but in my opinion a good roofer would put a level on it be for carrying out new covering and tell you firrings are required. If the fibre glass has been carried out properly pooling shouldn't cause a leak for many years but no one can be sure how long. Hope this helps Rob Premier roofing Services

Many roofs that are replaced are perhaps old felt roofs with chipping on them...does this sound like yours?
These clippings absorb and hide defects in the roof (poor incline, ponding areas and incorrectly sized old joists spanning to great a gap).
Putting a new deck on and a new covering in either GRP or rubber may then show the existing construction defects hidden previously.
I agree that with the last guy that the falls should be checked but they can fall the correct way but in the old days the gradients were not good enough to counteract the drag of fall on rainwater - hence they hid this fact.
Even if the drip edge is rebated - if the existing fall is no good then it may not drain quickly.
Did you agree to pay for new firings? Was this mentioned? Or was the contract based on ''laid to existing falls''.
We cannot always be blamed for poor initial construction defects.....
hope this gives you some pointers which are non biased....

Hi Sheila, based on your statement the water is sitting at the end on the roof only wich means the roof have an overall slope. The problem is created by the materials and the multiple coats of resin used to create the edge of the roof. The thickness of the edge is slightly bigger on that side. The fiber glass cover should last at least 10 years in normal conditions with no water sitting but in your case there is no guarantee. The solution for this is to cut and strip that section up to the ply, ease the ply to reduce thickness and make the edge again with lead, fiber glass and resin. The result will be a smooth continuous slope into the gutter. I hope this answer is useful for you. Thank you

Hi Sheila
Sounds like the roofer didn’t make enough slop for water to run of the fibreglass. If the the previous roofer have laid fibreglass correctly you should not get any leak apart from the puddle remaining in the roof. You can re build the roof making sure you leave a enough slope for water to slide of to gutters by adding roof firings, new plywood and 3 coats of fibreglass.
I hope this was helpful for you.
