Damp around chimney in bedroom

I live in an end terraced property and a damp patch comes through the ceiling in my bedroom around the adjoining chimney breast and it appears to be worse when it rains hard in a certain direction. This has been a confusing situation for a while now. I have had 3 separate roofers check it. The chimney is newish pointed, there's no slates missing, it's had new flashing, I've had the cowels (I don't know how to spell that) changed. The last builder today has been up and said, it appears that there is nothing wrong with the chimney, it's all tidy and no slates are missing. My loft is also completely dry. Here is my issue. In next doors bedroom, that adjoins mine, in a semi circle from the chimney breast out, she has no ceiling, this fell down about 3 years ago and was never replaced, it's down to the slats. Her chimney looks untidy, and clearly she has had some form of leak. If you ask her, she says she hasn't got any damp, but, she won't let anyone in to look. Could her issues inside her house be tracking through to mine? And if so, what do I do about it? I really want to decorate and look to sell my house next year and this is prooving impossible with the damp patch, which is clear to see! Or, are the roofers missing something that needs fixing?

Hi If you have had roofers out and they can not find a fault i would presume the following your neighbours ceiling has collapsed : could your neighbours air be travelling to your chimney through her open ceiling ? If this is the case then her air will carry moisture , this will then land on the coldest surface ( lead work at the back of your chimney ) The moisture in the air will condensate and form a damp patch in your property Is your loft insulated ? have you put insulation right up to the eaves ? if so you are blocking air flow your loft needs Have a look in your loft for moisture forming on the felt or roof tiles Adding tile vents into your roof space might help

If its shared chimney with no under felt on the roof there in could lie the problem, it could be the chimney its self or the flashings,soakers or her roof it self that's failed am really surprised none of the tradesmen you have had out to check have had a look at your neighbours side if nothing else to to discount it as a cause Also the fact the adjoining ceiling has collapsed tells you really everything you need to know,yes she has damp and yes its effecting your house, until she wakes smells the roses and deals with it your issue will not be resolved. If you are sharing the chimney and you done all you can on your side the fact your neighbors ceiling have fallen in means the problem lies more on her side which is sadly causing the problem on your side
