Using conservatory as a kitchen

Hi I am looking to buy a house but the only issue I see is that the conservatory is being used as a kitchen. Can you let me know if this legal? If not what would be the consequences if the council found out? Also I have been told by the seller that the conservatory was built over 10 years ago. Thanks

A conservatory must have a lockable door that separates it from the main house. It must also have its own separate heat source I.e not have a radiator added to the house heating system

The owner should contact the planning/building control,office to get the relevant permission for change of use. This would then resolve the issue

A conservatory is classed as a temporary structure as long as it has an external quality lockable door separating it from the main property. If not or the heating system is extended into the conservatory then building regulation approval would be required. Planning permission may also be required if the conservatory exceeds 3 meter projection on a terrace or semi or 4 meters on a detached.

A conservatory is not classed as a habitable space, a conservatory is classed as a room off the main house with a lockable door between, a conservatory should have at least 60% of clear material on the roof and 50% on the walls.
A conservatory without a lockable door in between the main house will be classed as a habitable space and will require building regulations.

The conservatory must have cavity trays with weep holes inserted.at the wet wall.
Also a 30 minute fire door must be dividing it from the main house living accomadation.
It also must be recognised as under a Permitted Deveopment Law and not be all glazed walls.
In light of recent tragedies like Grenfell the practice of using conservatories without adhering to all fire regs will be heavily frowned upon and ultimately stopped.

It doesn't need a lockable door it can be open plan, also you can run a radiator off the house system but must have an assessment from a qualified heating engineer that the existing boiler is adequate to run this extra radiator.
