Ground floor rear extension
Anonymous user 23/02/2024 - 3.23 PM
Our house was extended 3m to the rear by the previous owners. Am I able to go back a further 3m under the new rules e.g. add a conservatory on to the existing extension?
Are you a tradesperson and able to answer this question?

A conservatory is generally considered to be a “temporary” construction and therefore not subject to planning permission.
There is also a new proposal for maximum extension sizes in the offing but I’m not up to date on that yet. If in doubt just double check with you local council planning dept they are usually quite helpful

under permitted development regulations you can not add on to an extension it has to be attached to the existing dwelling

Hi.
The current permitted development is 3 metres to the rear on a semi detached and 4 metres on a detached.
So if the house has been extended to permitted development limits already a planning application would be necessary as the neighbour consultations have now been revoked from the 31st of may.
I hope this helps

You will not be able to go a further 3m under permitted development, but a conversation with planning will clear it up. The LPA guidance is you can’t exceed 45% of your plot for construction unless an exception is given, this includes existing buildings. I suggest perhaps having some outline plans done and taking them to the planning office or using the planning portal.
