side extension - any permissions?

Hi Guys I would like to build an extension on side of the house just 2.5 m heigh Space between the house wall and fence of my neighbour garden is 2.5 m Just would like to know how far up to the fence can i go? Is there any minimum that have to be left or can i build as close as i can? And one more question as that would be side extension - canbe seen from the main road.Do i need any permission? THNX

Providing you do not encroach on your neighbour's land, with foundations or gutters and you keep the eaves below 2.5 and the total height below 4m you should not need planning permission. Best to set the extension off the boundary by about 150mm to allow for foundations and gutters.
Check with your local authority to ensure you have permitted development rights to do this without permission. Some authorities have removed or restricted this right in some areas.

If it's an extension on the side of the house it will need permission.
Permitted development only applies to extensions on the rear of a property

It’s always best approaching your local building control officer
Different councils have different rules and regulations and building any structure with out permission is a risk
You will need to make sure that the structure you are building against can still be maintained by your neighbour and that you don’t require a party wall act
If you are building over half a meter away from the wall or fence your hight to eves should be no higher than 2.5 Meters and the overall ridge hight at 4 meters
You should check this before starting any works

Sorry, rear extension ok but a side extension will need planing permission.!!!!
