Building Regulation stage for a wrap around rear extension

We have the planning permission certified , all architectural drawings complete. But now when undertaking the building regulations who do we contact ? Our architect is quoting us to do things with them ( hence charging their fee + finding a structural engineer) Can we just go straight to a structural engineer to do the drawings after we have provided our Architectural ones? Any advice please, sorry for the uncertainty here , just don't want to pay any unnecessary fees . What's an estimate of fees for a good Structural engineer , who will do everything at this stage ? Thanks

You have 2 alternatives with Building Regs, 1. Via your Local council Building control, depending on the area £500-£750. 2. Using a private surveyor who will most likely be slightly cheaper. Either way you will need drawings and structural calculations from an approved structural engineer. Hope this helps

I would suggest that your architect should submit for building regulation approval based on his design. Structural calcs should be provided by a qualified engineer and for ease can be done through your architect or you could get your own and submit to building control.

This depends on your confidence in the Builder as if you have a good Competent builder he can save you money by working under a (Building Notice) meaning no building regulation application ie less paper work for the architect (ie cheaper fees) , however you may still need a structural engineer for elements of the build that are not covered buy there own calculations or common calculations (ie structural timber with span tables) this could be a steel beam etc, in any case your will still need a building inspector to oversea the project from start to finish private or local Authority * A Structural Engineers fees relate to the amount of calculations required & these vary considerably between jobs also whether a site visit is required, but as a very rough rule of thumb my engineer will charge £250 plus vat for the average 2.5mtr knock through involving a pair of steels & two pairs of pad stones ( no site visit ) Best regards Jonathan Hartwell ( Hartwell Projects L.T.D )

Yes you can take your architects plans to a structural engineer of your choice. There will be no issues there at all on straight forward design and plans. As for costings, Just do a simple cost comparison between the one your architect has recommended and an independent one. Sometimes it's worth ringing your local building control office and asking them for a recommended structural engineer as they deal with them day in day out also.
