A list of happy clients. An architect that listens to you and doesn't try to impose their own will. A personality that you can work with as, no matter how good they are, it is a long process if you don't gel. Regards John

An architect who listens and wants to work with what YOU want and not design for their portfolio but something that fits in with your lifestyle and budget. Yes you are there as a professional to offer a fresh perspective and set of eyes but it is so important to listen to what your client is looking for and what they can afford. It is essential that you can engage with an architect and feel free to ask questions and express your opinions, having the right personality for you and approachability is key to a good working relationship.

Consider a Chartered Architectural Technologist but yes make sure that which ever professional designer you opt for make sure you can work with them and they listen to your ideas and design it to suit what you want within your budget. If they don’t give you a conditions of engagement and they’re not fully insured don’t use them.

An architect should ideally have the relevant experience. Have good track record and good customer feedback. Meet with you in your home, listen to your ideas, offer new ideas as an option; discuss and explain the build costs to ensure the project is achievable within your budget; explain the process from the start to completion and how long it is likely to take, provide you a written quotation explaining the architectural services involved and the relevant fees; advise and help you with appointing other consultants that maybe required; be available to answer any questions you may have throughout your project.
