Hi, I'm hoping somebody can help as I can't seem to find the right info and have had conflicting advice. I want to remove a load bearing wall between living/dining rooms. This is in an Edwardian mid terrace, however, on the one side the wall divides the rooms from a hallway so no party wall but the other side is on the boundary where a passageway runs between/underneath the house on ground floor level. The passageway is shared but obviously has my wall and the neighbours wall separated. The party wall above the passageway is between our bedrooms and runs over the centre of the passageway. Would I need to give Party wall notice to remove my internal wall and put in an RSJ?? Many thanks!!

Hi gkitson, what you need to do for the correct advise, is to contact you local council building control officer.
He/ she will give you all the information and guidance.
You would normally have to employ the services of a structural engineer to do load calculations
that are usually a condition for building control approval.

You do not need to get structural calculations for building control approval.
However he is right by saying a structural engineer would have to be instructed to do all necessary calculations and then building control will check that all works comply with structural calculations and when he is satisfied you will receive a certificate from building control. Yes you do need a party wall agreement to to this work
You will then need to get an engineer to work out your steel size and find a builder who knows what he is doing to carry out the work

If the first floor party wall is in the middle of the passageway it may not be affected by a party wall agreement as the wall is supported by the 2 passageway walls and not the internal wall across your property. You will need a structural engineer to give you a calculation for the beam but you will only need to enter into a party wall agreement for the party wall above if is directly above the structural wall to be removed as it may be materially affected by the work carried out. You could seek help from a surveyor with experience in this or download a form from online if straight forward and get your neighbour to coutersign it if necessay.
