New Buils Detached House with intergrated garage (conversion to room)

Hi,
Recently bought a newbuild detached house with an integrated double garage (November 2017) - Above the garage is a bedroom and ensuite.
The garage has a fire door leading into the utility room.
The garage has a door leading into the back garden.
The ceiling is 15mm plasterbaord with foam insulation stuck onto the back of it
All the garage walls are cavity walls.
If i was to remove the garage door and put bi folds in would this then become a habitable room?
It has lighting and power already in and i am planning on adding x2 electric vertical radiators to which give out enough BTU's based on several calculators used by myself.
There is a step into the house as its at a lower level with being a garage.
My bi folds will have trickle vents.
My main concern will the foundations be the same as the house? Such as type, DPC/ vapour barrier/ insulated present - etc?
Like i mention the foor is lower than the house and has a run off towards garage door.
Are you a tradesperson and able to answer this question?

Only concern you will have would be.
1) Has cavity wall been insulated ?
2) Has slab have right insulation and as it is garage right now I would assume it doesn't.
DPC will be visible from outside.
Fundadion are not concern in this case as they been already calculated to hold 2 store house. (Asume room above garage is orginal structure ).
Slab to be suitable for habitable room need to have right insulation and isolation so you will have to hack of old slab and make new proper one with correct Damp Proof Membramr and if from some reasons you want have DPC there is few solution you would need to apply.

You are effectively doing a garage conversion. Simplistically you'll need to do the following:
1) Insulate floor incl internal damp proof and floating floor
2) Insulate walls using batten, damp proof membrane and insulated plasterboard.
3) Insulate ceiling ie as per loft.
4) When garage door removed for bi-folds you'll need to put double skin brick n block wall to height of new floating floor.
5) Add appropriate sockets, lights and switches as reqd.
6) Fit skirting, existing door architrave.
7) Paint and decor as reqd.
8) Fit floor covering of choice.
But to give full and accurate advice a site visit would be required.

Hi, wether all the necessary's i.e trickle vent insulations are acceptable.(seriosly doubt if any insulation is present in the floor, this normally goes between concrete and finished screed). I comes down to it being signed of as a habitable room. As if it is not signed off if you wanted to move it will be classed as just a garage. This rendering your investment worthless. Hi, First thing to do is apply for a (change of use ) with the local authorities planning office. The footings are fine as it's a new build so it will have recent regs and inspection passed. Then you will need to get calculations for insulation to the walls and ceiling. The floor will need to have 100mm insulation in it which may mean digging it up. You will need to make sure that damp proofing, damp proof membrane is installed.

The garage can be converted to a habitable room without planning permission but with submitting a building notice.
For a habitable room the walls and floor and ceilings will need to comply with current building regulations. If the room is for storage then the existing floor ,walls and ceiling are adequate but can be improved if required.
The existing garage ceiling should be insulated and have fire resistant board fitted. The existing foundations are adequate. The walls of the garage may be insulated but probably not. The garage floor is probably concrete with no insulation and is usually lower than the house floor . The floor of the garage could have insulation fitted with chipboard over as an alternative to a new screeded floor .
You have to decide if the garage is to become a store room or a habitable room and prepare accordingly .
