Hot tap runs cold and then hot

Our hot taps appear to have a problem. Initially running the hot tap is fine and produces hot water. Then if turned off and then shortly after turned on again, it is initially hot but then goes as cold as the cold water tap for about 30 seconds before then going hot again. We have a condensing boiler with a Megaflow tank. All the taps in the house are mixer taps. Thanks Update: 9 April I think it is the mixer tap. If I put my hand on the hot pipe from the Megaflow, when I ask my wife to turn off the hot tap, it starts to get cold from the lower part of the pipe (ie the tap end). We have a Triflow tap. Will it be the ceramic washers in this are worn?

It is possible that your cold water on the mixer taps is weeping into the hot supply when the taps are turned off therefore cooling the water in the hot pipe. Or it could just be a long pipe run from the megaflo and when you turn the tap off the water in the pipe is cooling and that’s what your drawing off before it gets hot again. Does the megaflo have a secondary return installed?

Symptoms like these are usually signs of a blockage in the hot water heat exchanger in the boiler.

I’m thinking the same as the answer above, it sounds to me like you’ve got a long run from your cylinder to your tap and it takes a while to reach. Has it always been like that?
