Building Regs for Porch (more of a lean to perhaps) and retaining wall

Anonymous user 09/03/2024 - 3.01 PM

Hi I needed to ask the following questions couldn't see exactly the same answer. Porch with front door behind it of the main house (so retaining wall still there and front door). This was built apparently 30 years ago surveyor said this was single brick but appeared to be 2 bricks thick. The vendor sais there is no cert for this Did this need planning permission/ building regs approval and compliance cert for building regs? Could I need indemnity insurance for this if no certs? Supporting wall removed - so lounge/ diner Removed 40 years ago and RSJ in place, looks substantial and didn't seem to be any movement or cracks but do I still need a cert of approval for this before I buy or indemnity insurance for this? No cert or any knowledge of cert from vendor

Are you a tradesperson and able to answer this question?

I have sold a house with a similar problem. Didn't have a cert for a building works that have being done. Asked Building control if I need anything - they said no. So did get an Indemnity insurance just to be safe. Hope it helps
