Flat Roof not meeting building regulation approval

We converted our garage 9 years ago and recently applied to the Local Authority for a Certificate of Regularisation. Everything was going swimmingly until one of the spotlights was removed so the inspector could look inside the flat roof. Apparently there is not enough insulation and no ventilation, as there needs to be at least a 50mm gap for ventilation. We need to get this fixed ASAP as we have sold our house. Our flat roof is approximately 2.3 x 7.1. Can anyone advise how long this would take and also the cost of this

Should only take a few days at most dependent on the weather.
Cost will depend on type of materials used and area of the country you are in as prices can vary from area to area.

It would be impossible for anyone to advise how long or how much without knowing how you intend to fix the issue.

You are either going to have to strip the flat roof or remove all of the ceilings to sort the issue out. Either option is not going to be cheap. Also your soffits may need replacing for vented depending on your setup, you could need abutment vents also........ Its pretty much a new roof to be honest. I would allow whatever money you originally paid plus a bit more for the additional bits that they did not do.
