Desperate - what is the required fire rating for a ceiling in a conversion flat?

I bought a lower ground flat (two flats above) and moved a door which required a steel beam and pad stones to be installed. As part of this the builders replaced my corridor and kitchen ceilings. My local building control are refusing to certify the work as the inspector says that I need to have fitted 60 mins fire rated plasterboard for the ceilings, my builders appear to have only used 30 mins rated plasterboard. The inspector said I need to replace all the ceilings which I simply cannot afford right now. The builder said everything was done to the regulations and pointed out that they fitted 60mins fire doors and a new linked fire alarm system at the same time and that the inspector is wrong. He has now stopped all communication with me. I have tried looking online but I can only find 60mins fire rating requirements listed in the fire regulations for garage ceilings. I do not know what to do - I have my freeholder and other flat owners chasing me as the insurance is not valid without a completion certificate, threatening to take me to court. I cannot remortgage either with this pending and I am running out of savings because my fixed rate expired. If I cannot resolve this in the next two months I will have to sell for a massive loss which will ruin me and my family. Any information would be greatly appreciated. Thanks.

Hi , I would advise to simply do as the inspector asks , It shouldn't cost to much to put an extra layer of 30 minute board on to the existing ..check first that the inspector will be happy with this solution . If you search for approved document B , this has all the regulations. Kind Regards Stefan Price

You are required to install 60 minute fire protection between flats. 2 layers of plaster board or 1 layer of fire resistant plaster board should sufficiece. Check the specs of the plaster board beforehand. Ultimately the inspector is right and you need to correct this as urgently as possible. A sale may not go through as the works are currently in contravention which can prevent a sale completing.

Trouble is that until you get it done they won’t sign it off. Just do what they ask, problem solved. Think you have put too much trust/faith in your builder. Ultimately, BC are always right, even if they are wrong.
