Load bearing internal wall removed 20 years ago, no permission saught by builder

Anonymous user 28/02/2024 - 2.48 PM

Hi My parents employed a builder 20 years ago to open up their living room by having a wall removed. The builder at the time stated that no permission was required so completed the work, but as it turns out, it was load bearing, support was placed, but my parents trusted the builder and his advice. Anyhow, they are now moving and a builder is buying their house. Only problem is the wall. The builder hasnt had the survey done yet on their house, but my parents are panicking about this wall - is there anything they can do? any advice greatly received!!

Are you a tradesperson and able to answer this question?

they can hack back the plaster around both ends of the steel make sure its on decent pads and got 150mm min bearing ,also if the steel is big enough ,usually 8x4 for these jobs ,then apply to building control for a visit with the intension of sign off,if there is not adequate bearing or pads ,these will need to be rectified ,probably better taking around 2-2.5k off the asking price in that case and let the builder rectify himself, but chances are it was done correctly then you will just have to make good

Job was done 20 years ago! Building control can only enforce up to 4 years from work done so no come back there. If no problems in 20 years then i suspect job was done right.
