do you need planning permission for an extension above a garage on the front of a house?
Anonymous user 09/03/2024 - 3.00 PM
I am looking to build an extension to a bedroom over the integrated garage of my house - I am unsure whether this would be classed as permitted development or if it would require full planning permission. I have looked into the rules of permitted development and it meets all the criteria however i am unsure about the roof as it would extend beyond part of the existing roof.

Yes, you will need planning permission for any type of extension.

A 1st floor extension to the side of the dwelling would require planning permission. The roof of a side extension should be lower than the original dwelling roof and in most cases the front elevation of a 1st floor extension should be set back from the original front elevation by between 0.25m and 1m.
Hope this helps.
