Check electrics in a one bedroom rental flat

Anonymous user 15/03/2024 - 2.46 PM

Is it only certain companies that can check the electrics on a flat before it gets rented out?

Are you a tradesperson and able to answer this question?

No it can be checked by any registered level 3 qualified electrician. Just ask if they are able to provide a certificate in advance as they have to be registered.

They don’t have to be registered to carry out EICR but better if they are NAPIT ELECSA NICEIC APPROVED CONTRACTOR. They don’t have to be approved to do EICR as part p exists to notify works. EICR is not notifiable. Any electrician can do it and issue the cert but check if your insurers require NICEIC as they sometimes do

Only NICEIC qualified electrician can do it. As you would need to provide this to your management agent. If rented, it should also be done very 5 years and every year for a Gas Safety.

Many insurers will stipulate EICR be carried out by NICEIC Elecsa or Napit registered electrical contractors and should be qualified to C& guilds 2391 Inspection and testing or equivalent
