Ugly brick extension of a listed building options for coverage

Anonymous user 09/03/2024 - 3.00 PM

I have recently purchased a listed cottage. The main build in timber framed (black and white type) but the second half of the house is a 1970s extension built with red engendering type brick. The conservation officer is not happy for us to render the ugly brick work on the modern part of the house and has suggested that we colour wash to brick? I’m really not too sure about this, so I was wondering is we could cover which a third layer of bricks more suitable to the building, alternatively looking for other suggestions that may be acceptable to the conservation office?

Are you a tradesperson and able to answer this question?

Dear Theresa, A brick cladding may be an acceptable solution because it can be taken off if needed in the future. It will also add some more compatible texture which will enhance the asset. As it is a listed building (LB), the Local Authority officer (LAO) would be very strict with any permanent changes that endanger the reading of the original building. Surprisingly, the LAO has suggested the color wash. In case you want to follow his advice, a darker terracotta tone might bring the style of the asset back; however, it is hard to tell without a site visit. A way more expensive but better option might be the removal of the recent extensions (the 70's) and adding a more suitable one, like a glass box or a mock Elizabethan one. These proposals are achievable as the Planning Authorities want LB to be restored but above all, preserved as heritage assets. In this case, please bear in mind getting an architect involved in the process to remove any legal and financial risk. Be aware in any case you will require a listed building consent and full planning application for LB for this project. I hope this assist. Mike.
