Removal of stud wall... or usual subsidance?

Anonymous user 23/02/2024 - 3.22 PM

Hi, I moved into a property a year ago where a stud wall had been previously removed between the living room and the hallway (on the ground floor). I think one-two years ago. The hallway connects to a backroom, kitchen and bathroom. I was told the wall that was removed was a non-bearing stud wall. Since then the first floor floorboards have moved about in a bathroom above the ground floor bathroom and in the room above the groundfloor kitchen. On the ground floor I have noticed faint lines in a wall, one cracked corner of a skirting board and faint lines through the paint on a doorframe (top of the doorframe where diagonal wood frame comes together). Oh, and a slight moving of a piece of plaster board above the kitchen door. Does this mean the wall was partially supportive and may have caused structural problems when removed. I tried calling my insurance but they referred me to get a structural engineer, well beyond my means. But of course if some support needs to be added I must scrape some pennies together to sort it out (or a house loan).Or perhaps it's just the usual movements of a 1980s house!

Are you a tradesperson and able to answer this question?

Emma From your description it sounds like things are on the move. Don’t be alarmed by the use of the word “structural engineer” for the sake of a couple of hundred pounds they are worth their weight in gold. An engineer will know straight away what the problem is and probably included in the cost of their visit would be some drawings for you. These drawings are what we use to build from in a case like yours. If steels or some additional supports are needed in the property the engineer will give you a structural drawing for a builder to use to fix the problem. If we. An help in anyway please drop is a line. Best Regards James
