Quote for a house I haven't purchased

I have just had the home report (in Scotland) for a house that has flagged up damp on a chimney breast upstairs and some slipped tiles. Obviously I want to know what the problem is with the chimney brest, I presume it could be as simple as some damaged flashing through to a major issue with the roof, and am wondering if it is reasonable to expect someone to quote for free or if I should be paying some sort of call out/consultant fee

Hi if the Damp it's only on the 1-st floor and nothing on the lower groud floor it means it's coming from the roof! Try and get up in the loft if possible. Nothing major.

The dampness could be coming from a couple of issues. It could either be the pointing is not up to scratch and the stack may need repointing, or the flaunching on top of the stack may not be up to scratch and may need redoing. Sometimes it can be caused if the chimney isn't used as the brickwork will soak up the water, If it's not being used then your best bet is to take it down and slate over the top. Finally, it could be like you said an issue with the lead work around the stack, where it will need redoing. My advice would be to get someone to come have a look at it and see what they can see or if you know someone with a drone, ask them to fly it up there and see if you can get some photos, then you can save yourself the charge of someone putting a ladder up.
