Correct way to seal joint between brick extension wall and pitched roof

Anonymous user 15/03/2024 - 2.45 PM

Hello, Our neighbour has recently completed a loft conversion. It runs the full width of his property and he has raised the party wall between us to form one side wall. Where 'our' side of the raised party wall joins our pitched, tiled roof, the builders have used small narrow tiles cemented in place to seal the joint (a bit like ridge tiles). I was expecting to see stepped lead flashing fitted on this joint. The surveyor who we jointly appointed says that, although the chosen solution is not aesthetically pleasing, it's perfectly adequate and he has no grounds to fault it. He also says that it would probably have been difficult to fit the flashing, because of the scaffolding. I notice that lead flashing has been fitted on all similar joints that are actually on my neighbour's property. The thing is, my neighbour is a chartered surveyor himself and I'm now suspicious that they're both trying to pull the wool over my eyes! Am I right in think there is no reason why lead flashing should not have been fitted, and that I have a right to ask them to fix it? Many thanks for any advice.

Are you a tradesperson and able to answer this question?

I would expect to see lead flashing as a requirement under the Building Regulations and generally find where lead flashing is not used its simply down to laziness. The surveyor may be taking the approach of what the risk would be and determining there is little to no risk.

There should be lead used where a wall is raised above a roof line lead should start a minimum of 150mm above roof truss, if unhappy speak to neighbour if no luck contact local authority building control

Lead is the most common product for this job you can also use alternatives like ubiflex, just make sure it’s 150mm above the roof detail and it’s pointed back into the brickwork. And don’t forget to coat your lead in patination oil!
