Roof started leaking after extension, done in 2016

Hi I really need some advice. We have done our extension in 2016, spend lot of money . My builder told verbally the roof will not leak 10yrs but since 2 weeks it started leaking exactly from the lights. It's just 2 years and I have small kids, more worried as it can lead to short circuit. We tried calling him and he came after few calls. We just asked him how is it leaking you gave 10 yrs warranty for roof. The moment we asked him he got angry and said do what ever you want. Really upset, we know he has not done according to standards. Can I get advice on this please. How to deal with him.

sorry to hear of your issues, the only recourse maybe through the courts but with only verbal guarantees & nothing in writing its basically your word against his. go and speak to citizens advice take any paperwork you have concerning the roof/extension they will be able to point you in the right direction. you can also report him to trading standards,building regs, although your best bet by far is getting the builder to admit his mistake & fix it for you, communication is always the way forward. good luck Alex For the sake of law national house builders will only guarantee your roof for two years regardless of if its new. Realistically if the builder is walking away then the only recourse is through the courts, then it comes down to who said what as nobody on this site is privy to what was or wasn't agreed what was or wasn't done , it then comes down to word of mouth, There best bet by far is to talk to the builder and get him to fix it .

I'd start with trading standards as he has a obligation to sort the problem out as it's very much still under guarantee

Regardless of whether it was verbal or otherwise he has a duty of care to ensure by law that any work is fit for purpose. Most people do not know that whenever you purchase anything whether it be a phone, a toilet, or a roof etc by law it has to be fit for purpose and must (as long as it's not been broken or tampered with) last a reasonable amount of time without failing. There is an automatic warranty under law on all purchases regardless of what is said by the company selling it, if you take it to court then this will come in to play. You gave him the option to fix it and he refused. A reasonable amount of time for a roof is not 2 weeks or even 2 years. I would speak to a solicitor and get them to send an official letter threatening legal action. Regards Ashley Carter A Carter Carpentry ltd
