Bay Window Roof still leaking after work and leak not being identified

What is the best way to identify water coming in from the bay window parapet. Does acoustic correlation work or Thermal Imaging? Have had work done but no one seems to be able to stop the leak. Thanks for all your responses.

looks like your having a nightmare with this roof, is it the typical Victorian bay with stone parapet walling around, and inside is the leaking close to window, could be flashing, but like all the others have just said would probably need to see it.

without looking at the issue its impossible to make a diagnoses, it is to cold at the moment to use lime mortar this is more a spring summer job when the overnight temperature is a bit higher, if no one can trace it from the outside you may be better taking the plaster board down on the ceiling and tracing your leak back to source. good luck Alex

Hi Angela My name is dan from joda solutions with out looking at the roof it’s difficult to say where it’s coming in but if there no obvious signs looking at the flat roof it pays to think out side the box a little for example lead flashing, coping stones, pointing in parapets or any upper roofs around the the bay window which could be leaking, water will always find the lowest point. It a process of elimination first make sure there is know pipe work leaking,check the roof isn’t leaking, check all flashing,the brickwork might need a damp proof coarse tray putting in it above the window.so if water get in it drips it down the cavity not your front room. this sounds like what it may be, make sure all the pointing is good and you could even use a Thompson water seal on the brickwork or something similar. If it is the fibreglass root you don’t repair it with (a gun ) it’s repaired with fibreglass.a very easy job for a good roofer it sounds like they have used a mastic gun who knows what they have done you need to get in touch with a good builder ask your friends who have had work done to recommend someone or look on the internet we’re not all cowboys. I know a lot are. Hope you manage to sort it I know it’s very frustrating good luck

Best thing to do is strip roof completely have a look. To see if any damp spots fix new marine ply and us the three layer felt torch on system with new lead flashing fibreglass rofing is ok but you have to go on a proper course to learn the ropes resign mixtures temperatures procedures 👍

It's hard to say without looking but I'd start from outside at every possible way water could find away in if to no avail then inside and trace back to outside Henry at H roofing & property maintenance
