Is a crack running down from the top floor of an internal wall a roofing related issue?

Anonymous user 15/03/2024 - 2.45 PM

I've been living in the top two floors of a Victorian terraced house (built circa 1890) for the past seven years. The crack was there when I moved in, but slowly been getting worse. The crack is worst closest to the roof (not actually on the ceiling, only the wall), exhibits some issues on the first floor, but doesn't seem to be evident on the ground floor at all. The wall in question is the dividing wall between mine and my neighbour's house. I'm curious to know if the issue that I have could be related to having a problem with my roof? Thanks Sid

Whatever has caused that crack, could well be coming from somewhere on the roof, but there are many factors with a house of that age, the only way to be sure is to have a survey done. If a crack in a wall is left untreated, it's only going to get bigger over time. I would be more worried if it just suddenly appeared. I'd try fixing the crack and wait to see if it reappears. Using a scraper dig along the crack to remove any plaster, give it a light sand down and dust off. Use a powdered interior filler like Tetrion or polyfiller. Stay away from ready mixed for cracks as they wont sand very well. Paint back in with your wall colour, If it doesn't comeback within a few months, it was most likely just the plaster ageing. Hope this helps

It could be related to the roof, but it could be also related to a slight movement of the house.
