Failed flat roof or rotted facia causing mould at front only of extension?

Hi, I have a flat roof/felt extension and have been getting signs of damp at the front of it where my kitchen extension is (the extension is quite long and covers a work room, short cloak area adjacent to a small bathroom and then ends with the kitchen). The damp comes in and builds up mould spots around the ceiling where the windows are and comes down the left and right sides, but only located at the front. Nowhere else along the extension (which is about 9m in length on one side and 6m on the other). The roof itself has some bubbling from the around the middle of it to the front; nothing towards the back. And the facia’s are wood, and very weather worn and have rotted away in number of places. My question is, is it likely the flat roof has gone and causing this mould build up at the front of the extension, or the damaged facia? I have had a local trader come and have a look to quote for soffit and facia replacement as that was what I thought was causing the issue, but he immediately got on his ladder and saw the bubbles and said that was causing it. He said it was likely that the water was coming up underneath the flat roof and running downwards as it should and that’s why I’m only getting the mould at the front and nowhere else. Hard to do without any visuals, but does that sound the likely cause or the rotten facias? Again, considering the location of mould limited to the front of the extension only. I know both facia/soffit and felt roof will need replacing, but i have to prioritise owing to money. I also had Anglican come round and quote a HUGE 4.5k for facia/soffit (9m one side, 6m the other and 4m width - and a much smaller area facia only upstairs and just the front of house with no sides needed covering). But the guy was a salesman and so obviously cannot comment on what is causing the mould, he just wants to make his money. So, anyone able to offer thoughts on flat roof vs rotted facia causing the issue? Many thanks!

if the boarding is bubbling it sounds more than likely the roof thats causing the issues but without looking its not possible to be 100% sure, Anglican are a national company and as such will charge national prices you will find you can get the job done by a local company at a far better price, your best bet is post the job on the site and get a local expert round to assess the cause / cost of repair.# good luck Alex

When bubbling starts on flats roof. This means there is water underneath the roofing felt and it has come away from the timber boards. The water might be running to the fascia. causing the rot in the wood. I would suggest changing the roof and fascia. You can get it cheaper by looking around. I would advice who ever does the work gives you a guarantee with it. So you are covered as well. Hope this helps Thank you

Hi, hard to say without an inspection being carried out, I would get another contactor to give you a 2nd opinion, people often get mould and damp sings mixed up, water penetration leaves a yellow stain on the ceiling and walls, mould is normally dark grey or black , poor ventilation causes mould and can be treated, but again I would get another lical contactor round and definitely not a UK main company due to their excessive costs. A torch on flat roof is not stuck to the boards underneath ..first layer is a vented layer then a solid 2mm layer is torched on to it then the 4 mm cap sheet on top of that..the felt will expand and contract in summer and winter so if it’s fixed it will split (normally where the boards join underneath) the bubbles can be caused if the felt was damp when laid because the damp turns to steam and causes a bubble or it wasn’t heated up enough so areas aren’t stuck properly and trapped air has expanded inbetween the layers..a torch on felt roof never leaks if done properly and doesn’t bubble either unless it’s not been installed properly..Only thing that can leak is if flat roof windows or pipes go through the roof..but again ,if done correctly flat roofs don’t leak

Straight away from the bubbling we can advise that water ingress has penetrated somewhere and caused the felt to become free from the boards. It may linked to the facia but hard to tell without looking in person. If you’re seeking a cheaper quote which is defiantly possible make sure you do your homework first.
