Removing non load bearing wall - Mixed advice!

Anonymous user 28/02/2024 - 3.42 PM

We live in a 15-year-old 'new build' and are looking to convert 2 bedrooms into one, which means the removal of 2 double wardrobes which are built in to the wall between the two rooms. The wall is not supporting and is 10m in length. Above this room is a bedroom. All builders have said the wall is not supporting, but I have mixed feedback about how they will fix and secure the ceiling, some have suggested a repair and paint, while others have said they would need to look at some sort of beam, as it is a long area. One tradesman who is very trustworthy said he couldn't do the job as an expert friend of his said we would need a Steel RSJ and he hasn't fitted one before. Any advice here please as the lack of consistency is making me concerned!

Are you a tradesperson and able to answer this question?

If your unsure the best thing to do is get a structural engineer to have a look . If you do need an rsj he will write up the specs for it and how it needs to be fitted the builder then just follows the specifications for installing the beam .

Agree with Gillards, also worth mentioning that if this is structural it will require Building Regulations approval. You can apply on a 'Building Notice' to your local authority and they will check the work being carried out complies with the necessary regulations. Ideally apply at least 2 days before work starts.
