Ceiling still leaking after a re-roof

Anonymous user 03/03/2024 - 3.20 PM

We paid a decent sum of money, to a seemingly reputable company for a compete re-roof in October 2018. We had had a ceiling leak in the small bedroom for some time, in the corner of the room where the flat roof is. They did the job, all seemed ok but then at the first rainfall the leak was still there. They have ‘popped’ back out a few times, all different people each time, with excuses and so on. They said they couldn’t see where it was coming in. They’ve told us they’ve re-felted part, felted over the edge of a parapet wall where they said the bricks were crumbling, and put in some vent tiles (he said it was condensation). We have a 15 year guarantee from them, but today they’ve told us it’s NOT the roof leaking. He says we need to have the ceiling taken down (at our cost) to investigate. The communication has been terrible, promises of visits that never happened, staying in and them not turning up etc, hence it now being three months and we’re still no closer. I just don’t know what to do. I don’t trust them at all anymore. What he’s saying could be true, I know, but it’s such an upheaval and major thing to have to do. And I presume very costly, not to mention that we decorated ready for the roof being completed and the room being usable again. But also, I don’t want to trust their builders or recommended people either. My three boys have all been squeezed into one bedroom all this time waiting to have it finished. I feel like we need a second opinion but If we have anyone else do any work on the roof it will void our guarantee and basically thousands of pounds down the drain. Where do we go from here?

Cut a hole in ceiling you can see what's going on easy to repair and put back but you should be able to trace water staining back to source off leak to fix

You should have a roof inspection to see why the water is still penatrating through the roof after a re-roof try not to cut any holes or take ceiling down before getting a second opinion could save you money as it could be something simple, surely they can’t void the guarantee over getting a inspection

sorry to hear of your troubles, as the company employed by you seem to have washed there hand of the problem by continually claiming its nothing they have or haven't done your guarantee is really not worth the paper its written on, you need to get an independent report on where the leak is coming from it wouldn't hurt to have them asses the roof work also, your best bet is an independent surveyor , this will cost you but will allow you to see exactly where to go from here, as its as surveyor they will not be doing any work to your roof so therefore will not invalidate your guarantee although as I say its seems worthless. good luck Alex
