Roofing

I’m think I may have been done over by my roofer.

Some water stains appeared in my back bedroom, so I got a couple of guys roofers to have a look, one was completely unintelligible and the other seemed to know the right lingo. So he said my flashing and guttering needed replacing, in he sent some photos and the guttering did look a mess most of the flashing looked ok to me apart from a bit round the chimney. He quoted 1200 to remove and replace the lead flashing front and back as well as replace the guttering. It a small 2 up 2 down so not a lot of flashing really. Anyway when finished he sent photos, he hadn’t removed the old flashing at all but had stuck lead tape over the old flashing, the then painted it with some black sealer. He swore blind he replaced the flashing but he hasn’t, when I asked what code lead he used he said roofing lead. My ex is a plumber and though he hasn’t seen it he said it didn’t sound right st at all. I’m worried that because the flashing is now stuck down with lead tape right along and over the edge it won’t be able to expand and contract properly and will eventually crack. Also the black flashing looks awful to my mind. Have I been done over?

unfortunately yes you have been done over by the sound of it the price is to high and the materials used are rubbish, if you've not paid don't contact your local council trading standards & the police.it sounds like he has flash-banded your lead work. unfortunately the country is full of roofer wae at least thirty years experience who shouldn't be near a roof a spend most of my life correcting others mistakes. good luck Alex

What he used was a flash band tape that is used for joining lead on the over laps Its alot cheaper then lead and is easier to stick on im so sorry to have to tell you this but the only way forward is getting it removed and replace with lead and sealed with a lead mate. Dont give up if you got the guys that done the job before of my builder get in touch with the team and they should help you out

As already mentioned I can assume that he has used flash band. What really cracked me up though is his reply of 'roofing lead'. Given that anything from Code 3 and up can be used for roofing, that's a pretty vague answer. He should have used Code 4 and Code 3 if making slate soakers.
